What IAQ sensors can support
Depending on the device, monitored parameters may include carbon dioxide, temperature, relative humidity, particulate matter or a TVOC signal. Sensor selection, range, accuracy, response and maintenance matter. Placement near doors, supply diffusers, printers or local sources may bias the result. A measurement plan should record zone, height, nearby influences and occupied periods.
What IAQ sensors cannot prove alone
A normal reading for selected parameters does not prove the absence of all contaminants. A high TVOC signal does not identify individual compounds or establish health risk. A CO2 reading does not directly measure every outdoor-air flow. Medical and exposure conclusions require suitable methods and separate expert review.

What BMS trends can support
BMS data can show schedules, setpoints, temperatures, damper or valve commands, fan status and selected meter readings. When point identity and units are verified, trends help investigate schedule drift, control sequences and interaction with occupancy or weather.
However, a command does not prove physical position, and a displayed value does not prove sensor accuracy. Trend intervals may miss short events. Point names may be wrong after modifications. Commissioning and field checks remain important.
What energy data add
Meters and bills show energy use, while BMS and occupancy data help explain it. To evaluate a change, establish a baseline and account for weather, occupancy, schedules and equipment changes. A reduction during lower occupancy is not automatically an efficiency gain.

IAQ and BMS data assessment: a disciplined sequence
Work through the assessment in order:
- Confirm the building question and select representative zones.
- Verify device and BMS point locations in the field.
- Trend occupied and unoccupied periods, and align indoor data with outdoor conditions, occupancy, equipment schedules and control states.
- Record special events and maintenance.
When a pattern appears, test alternative explanations. A temperature excursion may reflect a schedule, sensor location, load or equipment issue. A CO2 rise may align with occupancy but still require ventilation and mixing review. A TVOC event may be local and temporary. The MEP or IAQ reviewer determines the next check.
Evidence after a control change
Document the approved sequence, responsible engineer, commissioning checks and effective date. Compare pre- and post-change data under similar conditions or an agreed adjustment. Watch both indoor conditions and energy; do not optimise one by ignoring the other. If the evidence is inconclusive, report that result and improve measurement rather than creating a success claim. This approach makes IAQ and BMS data useful for operations while respecting their limits.
Procurement and handover
Ask bidders to state parameters, device models, ranges, installation, point mapping, trend intervals, checks, interpretation and exclusions. Confirm whether BMS work is read-only monitoring, integration or control engineering. Request original exports, location records, quality findings and analysis—not only screenshots.
At handover, the building operator should know which points are trusted, which need maintenance and which questions require further engineering. This makes the campaign useful after the consultant leaves and prevents a one-time dashboard from being mistaken for a managed IAQ programme.
For multi-building portfolios, pilot the assessment in representative assets before standardising thresholds. Climate, design, occupancy and system type affect interpretation. A common data model can improve comparison, but each building still needs its own review of ventilation and operational context.
